Laguna Beach Design Review and Permit Considerations

The City of Laguna Beach has an active Design Review process for most exterior modifications, including window and door replacement in certain zones. Key considerations:

Historic and design-sensitive neighborhoods. Laguna Beach has a significant inventory of historic and architecturally significant homes — particularly in the Village and north Laguna areas — where design review may require windows that match or complement the original character. This can mean wood or wood-clad windows, specific profile requirements, or custom configurations.

Permit requirements. Laguna Beach’s building department has specific requirements around replacement windows, particularly in hillside areas subject to fire and seismic risk. We’re familiar with the process and work with the city’s permitting system as needed.

HOA communities. Portions of Laguna Beach — particularly north Laguna and some canyon communities — have HOA oversight in addition to city review. We navigate both.
